Hello, Neighbors! Welcome to the first issue of the Sunwatch Condominium Association Newsletter!

Good news! Our building is 100% sold! Now let's all relax and get to know our neighbors better. We hope to develop great two-way communication between the board and the residents, so please, write to us, drop a note in the association mailbox (coming soon!) or email us at Sunwatchers@yahoo.com.

This is your newsletter, so ask questions, send us your news, and keep us informed of what's going on with you. What's new with you and your family? What would you like to see in the newsletter? What suggestions do you have?

We are thinking about putting the newsletter and certain building information on the Internet. This would let us give you additional information, more than we can fit into a paper newsletter. Would you like to be able to read your newsletter and read about the building on the Internet? Let us know!


While you've been out relaxing in the sun and enjoying our beautiful Florida winter, your Board has been busy working hard on your behalf. We have the final audit from the developer's accountants. Call Bob Burwell if you wish to see it. I'm sure by now you've noticed the new message boards and suggestion boxes which have been installed adjacent to each elevator. Now you have one more way to contact the Board - a very easy way. Let us hear from you! Finally, an engineer has been hired to inspect the building.

In addition, the Board negotiated with the developers, who are paying for this work: · Sealing and striping of the parking lot. · Install a roof on the marina utility building (bids are out). · Work is underway to build and furnish space on the second floor, for use as a meeting room.

The original paint job on the building is now three years old, and was only warranted for five years. The Board and the developers reached an agreement whereby both sides are contributing to the cost, and the job will be done right this time. The painters have been busy washing, patching and painting, and will complete their project by refinishing the hallway floors. This crew looks like they're doing a great job, and their work comes with a seven-year warranty.


Party Room - If you recently tried to gain access to the party room and were surprised to find that your key does not work - it doesn't. We are going to have to keep the room locked from now on. Unfortunately, some people who used the room didn't clean up after themselves and left trash behind. They abused the privilege of open access to the room.

Finally, a little reminder - Be considerate of the neighbors below you and do not throw any objects over your balcony railing. This includes food, water, dirt and dust, cigarettes, etc. We all need to cooperate!
