Spring, 2005 Au revoir to our snowbirds! We are sorry to see you leave, but on the plus side, it will be nice for the rest of us when our local traffic gets back to normal. Building Maintenance As anyone who has owned a home knows, maintenance is a constant fact of life. It's always something. Living in a condo, the Board of Directors takes care of the "Honey-do" list for you. The Board has carefully examined the building and developed a list of maintenance issues to be addressed. Work often proceeds in the background and you, the unit owners, aren't always aware of the many projects that are underway. Here are some of the things that have been done recently or are scheduled to be done soon: - Energy audit will be conducted by Progress Energy for the hallways and the 670 Lobby- Repair, service and adjust the garage gates - Examine metal conduit and straps in the garage that are rusted and need attention - Rusty freight elevator door needs to be taken apart by the elevator company - Caulking around the outside windows and doors - Information to be provided to unit owners concerning proper installation of hurricane shutters - The exit door to the roof from the stairwell outside the 08 units needs repair - Repair the stucco, and seal and paint the "break away walls" in the garage - Survey and clean the surface of the outside walkways and certain second floor patios - Retrofit the alarm system - Party room carpet to be cleaned - Installation of water line and hose bibs in hallways to facilitate cleaning - Geo-Thermal Pool Heater System The new Geo-Thermal Pool Heater System was our biggest and most expensive project at a cost of $42,000. We are paying for the system from operating surplus from prior years plus the cost savings of eliminating the purchase of natural gas. The system will pay for itself in three years through the savings. Jill Ellis, our manager from Resource Management, will be on site twice weekly for approximately 2 hours per visit, to help supervise some of this work and to keep an eye on the property. Hurricane Preparation The hurricane forecast this season is again predicted to be quite fierce. Let last year be a guide and take the hurricane warnings seriously! Be sure that you stock up on your hurricane supplies, at a minimum including water, non-perishable food, flashlights, a battery powered radio or tv, and extra batteries; and be prepared to evacuate if necessary. You don't want to be caught here on the island for an indeterminate period without electricity or air conditioning. Here is a source for a lot of excellent information:the St. Pete times guide. |
