Hello, Neighbors!

Welcome back to the snowbirds! We have a new property manager and contact person. If you need to contact the property manager, call Georgia Stone from Resource Property Management at 581-2662.

While you snowbirds have been away, the building has been humming like a well oiled machine. Many maintenance issues and improvements have been handled, including the following: caulk and paint the four towers; paint the window frames on the north side of the building; paint the pool railings; caulk and paint outside the meeting room windows; clean the roofs of the two cabana buildings; mulch the property.

The Board has passed a rule that all new air conditioning units installed must be a scroll compressor with a minimum SEER rating of 15 and must be sand beige. This will cut down on the noise and vibration problem, and will also provide big energy savings to you, and your new unit will have a longer useful life.

Annual Meeting

The Annual Meeting is scheduled for Wednesday, December 3, at 7:00 pm. You will soon receive your second official notice of the meeting. Included with the packet will be election ballots, proxy, and proposed budget. Try to attend the meeting in person if you can. If you can't be at the meeting, be sure to return your proxy promptly! Issues to be voted on include:
- amend bylaws so changes can be made with a vote of 50% of the owners.
- restrict pets to one per house with a 20 pound weight limit. All pets who live here now would be grandfathered in.
- give the board power to levy fines for non compliance with the bylaws and rules & regulations.

Condo Living

Take a stroll out to the pool and look up at the balcony railings. Find your apartment. Do your rails look blue and shiny, or are they faded? If you think it's time to paint them, you can get paint right at Porter Paint on Cleveland Street, #4110 series Glyptex Enamel. The color formula for one gallon is #4yc-5yp-4yb. If they just need a good cleaning (which you should do every six months) wash the rails and then use Armor All or a similar protective coating.

Be a Good Neighbor

- As a reminder, when you use a grocery cart, please return it to the garage area and put it someplace where it is not blocking anything.
- There is no cooking whatsoever from your balcony or your garage. All outdoor cooking must be done in the cabana by the association's grills.

Holiday Lights

Now that the snowbirds are back, can the holiday season be far behind? Once again we ask everyone to put up white icicle lights on your balconies, ready to turn on by Monday, December 1, right after the Thanksgiving weekend. Need help with your lights? Call Sharon Givens at 447-5991. Let's try to have 100% participation this year! Also, watch the bulletin boards for notices about dates and times for decorating the building. Join in this fun activity with us!
