What’s New

Ah, summertime! Many Sunwatchers are sunbirds spending the summer up north, or on vacation, or just hanging out enjoying the building and the neighborhood and the reduced traffic, while your Board and committee members are working on the building. The building is almost 12 years old, and we from here on out we have to pay attention to maintenance issues on an ongoing basis. We need to monitor the systems and infrastructure to catch small problems before they become large ones. As usual, the Board has been busy. Here is a list of the improvements that have been done in the past few months:

• Replaced the damaged west side garage door in the 670 Building. Now both doors match.
• Made necessary repairs to the roof.
• Pressure washed and painted the roofs on the gazebos.
• Resurfaced the two pools and spa with a hydrazzo finish – beautiful and smooth yet durable. Repairs and tile replacements were made at the same time.
• Sealed and repainted the pool deck.
• Installed automatic chemical controller in both pools and the spa. Payback on this will be realized in about 3 years.
• Restrapped the pool chairs. They now match the lounge chairs we did last year.
• Replaced the air conditioners and air handlers with the new 410 A units on the east and west roof elevator rooms and also in both guest units.
• Replaced linens and did some updating of the guest units. If you are getting rid on any furniture that we could possibly use in either of the units please let us know. We especially need a hide-a-bed.

Our next big project is the one we have been discussing with you for a while. We will soon be refinishing the floors and walkways, and making repairs related to the drainage and water pooling problems.

Does your smoke detector beep all the time? Have you tried everything, including changing all the batteries? Time to get a new one. And here’s a tip: change the batteries twice a year, when we change to/from daylight savings time.

At the same time, twice a year pour white vinegar down your air conditioning drain to keep it in good shape.

If you are going to be out-of-town for an extended period of time, put saran wrap over the top of your toilet bowls so the water does not evaporate. This will keep the rubber seal from drying out and causing a water leak to the unit below.

There are new federal standards for air conditioners. Detailed information that you will need to buy a replacement air conditioning unit is enclosed with this mailing.

Are the hoses on your washing machine in good shape? The hoses should be enclosed in a metal casing so they don’t burst. If you would like to purchase new, sturdy hoses, contact Steve at 442-6767 (office) or 710-3510 (cell) during the month of July. Steve can obtain the hoses and install them for you, for a nominal fee, after working hours.
