Board of Director's Meeting
June 25, 2001

CALL TO ORDER

President Don Harrill called the meeting to order at 9:00 AM. Members present were Bob Burwell, Ben Givens and Don Harrill.

MINUTES

Minutes of the April 30, 2001, Board Meeting were approved as presented.

FINANCIAL REPORT

The May 31, 2001, Financial Report was reviewed by Secretary/Treasurer Bob Burwell. He reported a profit of $3,683.32 for the first five months of 2001. No owner was delinquent on monthly maintenance fees.

MANAGEMENT REPORT

Kay Strehle's Management Report dated June 25, 2001, was reviewed. The report contained the results of her tour of the building to see if objects were placed in the common areas where not permitted. She reported some minor violations, but the Board decided to take no action.
Kay Strehle was instructed to check on the sprinkler heads north-east of the pool area, as the grass is very brown.
Kay Strehle received an inquiry as to why the propane tanks for the grills have not been refilled. When the new natural gas grills were installed, the fire marshal informed us that the gas grills must not be used under the gazebo. Kay Strehle was instructed to have the propane grill moved out from under the gazebo and the propane tanks filled.

CORRESPONDENCE

The following is a review of the notes from the Suggestion Box:

Dan Gieichowski #600 - Reported that reclaimed water from the water sprinklers along the north wall were spotting the parked automobiles. Don Harrill reported that the sprinklers causing the spotting were from Island Walk. After talking with their Board President, the problem was eliminated when the sprinkler heads were replaced or adjusted.

Jo Warn # 808 - Suggested that a Landscape Committee be appointed to oversee the landscaping, which needs attention. The following Landscape Committee was appointed: Jo Warn, Chairperson, Betsy Powers and Joyce Smith.

Chester Kimball #503 - Suggested a system to report and repair toilet leaks be implemented. The Board felt that repairs should be made on an individual basis, but owners should report to Dan if they hear continually running water from their neighbor's unit.

Jo Edler #205 - Repeated her several requests that a professional pest exterminator be hired to spray for roaches on the 2nd floor. Kay Strehle was instructed to make sure Dan is spraying on a regular basis.

John Van Wingerden #1004 - Repeated his several requests that something be done about the air conditioning noise. Bob Burwell stated that a sound engineer has been to the building to review the problem and that we are awaiting his report. Burwell will follow-up on the status of the report.

Tom Smith #501 - Made several suggestions concerning the pool: changing filters, testing chlorine and polishing the pool railings. Kay Strehle was instructed to make sure Dan cleans the pool filters every time he cleans the pools, keeps a log of the chlorine testing and review Dan's schedule for cleaning the pools. Tom Smith agreed to schedule a pool railing polish day with volunteers.

Sue Clark #902 sent a letter dated June 24, 2001, stating that she will be on vacation from July 7th thru July 25th and that Sharon Givens #901 will handle the rental units while she is on vacation.

COMMITTEE REPORTS

None

OLD BUSINESS

Bob Burwell stated that our attorney, Steve Cole, has written the roofing contractor, Bos Systems Roofing Co, Inc. and the roof materials supplier, Tamko Roofing Products. He has also recontacted the developer's attorney, Carlton Ward. Bob Burwell will follow up with Steve Cole.

Kay Strehle was requested to follow up on bids for lightning arrestors.

Kay Strehle was requested to follow up with the yard service concerning the trimming of the hedge at the south side of our property.

Kay Strehle reported that CPS was ready to paint the outside doors that were rusting, but they need a list of which doors and when they would have access to the units to paint the doors. It was suggested that a letter be sent to all unit owners in the fall concerning the repainting.

Bob Burwell will follow up with Ed Plante concerning replacement of the 680 front door.

Kay Strehle was instructed to follow up with Ed Plante on the replacement of the tile on the floor of elevator #3.

NEW BUSINESS

Kay Strehle was instructed to make sure Dan unlocks the party room when he arrives Monday thru Friday and locks up when he leaves. It has been reported that the room has been locked on several occasions when Dan is present.

Kay Strehle was instructed to place a new sign next to the car wash posting the hours of use as the prior sign has been removed.

Kay Strehle was instructed to update the directory by the entrance telephone and to place her name on the bulletin boards as the contact for Rampart Properties.

It has been reported by several owners that the water pipes in the "03" and other units are making an intermittence "fog horn" sound. This is the same type of noise we encountered several months ago when it was finally determined that a pressure valve in unit 203 was defective. Dan is aware of the complaint, but has been unable to find the source. Bob Burwell will contact Clearwater Plumbing for suggestions.

Jo Edler #205 has reported on several occasions incidents where items including, ice cream containers, glass pickle jars and other items have been tossed on her balcony. This is a very serious problem, particularly when glass jars are shattered on her balcony. Kay Strehle was instructed to contact owners above #205 concerning this problem.

Dan reported that the electrical breakers on the south side of the pool bathhouse had been turned off on at least two recent occasions. He has placed padlocks to the box and timer.

It was reported that there have been people in the spa after the 10 PM curfew. Bob Burwell stated that on two occasions he has asked people to leave. Kay Strehle was instructed to have a motion detector with a floodlight installed over the spa to discourage use after 10 PM.

There being no further business, the meeting was adjourned.
