Cleaning and Maintenance Committee
January 23, 2006

The Cleaning and Maintenance Committee has had two meetings this month. We have established our operating structure for reviewing the various operations of the Sunwatch Building as outlined below.

Each area is to be reviewed and reported at our meetings scheduled for the first Monday of each month.

Maintenance Review
–C.E. Snedeker - Inspect Roof; 680 stairwells; floors 6 through 10.
–Robert Poladian - Inspect 670 stairwells; floors 2 (including generator room) through 5.
–Joe Giacomini - Garage; Exterior Building Perimeter; Pool & Pool area; Parking Lot & Driveway

Cleaning Review
Mona Cleary & Joe Warn will review the cleaning needs and building conditions.

Secretary
Mona Cleary will record proceedings of the meeting and recap for members of the committee.

The Cleaning and maintenance committee will begin to post its meetings and invite the owners of Sunwatch to attend meetings beginning with the March Meeting. This will be the proper place for owners to discuss building cleaning and maintenance that they feel need to be addressed. We ask the Board of Directors to forward these communications to this committee for review.

Projects underway
–Pool tile re grout and repair - Quote and schedule attached.
–Pool Deck sealing - Estimate $9000.00, written bid due this week.
–Repair of Front Lobby Door of 670 Lobby - Completed.
–Review of Core Area Steel Doors, Closers and needed frame repairs - Beginning.

The committee will begin work on sealing of windows, as soon as the board decides who is responsible to write the specs and contract the job. Additionally we need to know who is financially responsible for this work.

The resurfacing of the second floor will be reviewed when the board votes monies to fund this project estimated at about $30,000 for the second floor.

The February meeting of this committee will be on Monday Feb 6, at 7:30 pm.
